Fair Housing Complaints in the Real World: What Realtors Need to Know Fair housing complaints don’t usually start with lawsuits—they start with everyday interactions, misunderstandings, and well-intentioned decisions that get scrutinized after the fact. This one-hour Zoom training is designed to demystify what a fair housing complaint actually looks like once it’s filed and what happens next. Drawing on real enforcement experience, this session will walk participants through how complaints are initiated and investigated by U.S. Department of Housing and Urban Development (HUD) and the Illinois Department of Human Rights (IDHR)—from intake to investigation and resolution. We’ll break down common fact patterns involving realtors, landlords, and property managers, and discuss how seemingly routine conduct can raise fair housing concerns. The session will be highly interactive and practical, including: - Real-world scenarios based on actual complaints - Virtual role-playing to explore how conversations and decisions can be perceived by investigators - A candid discussion of what investigators focus on—and what they don’t - Time for Q&A, including the option to submit questions in advance for discussion during the program Whether you’re a seasoned realtor or newer to the industry, this training will help you spot risk earlier, communicate more confidently, and better understand how fair housing laws are applied in practice.
